Q: Are you licensed?
A: YES! Village Realty is licensed by the state of Florida to perform all of the functions of real
estate including property management! We are also members of two professional organizations
NARPM (Nation Association of Residential Property Management) and the National and Local
REALTOR organizations.

Q: Can I reach you after hours?
A: We are available on business days between 8:30am-5:30pm for general information and regular
business. We have a 24 hour emergency line to accommodate our tenants and owners after hours in
the event of emergency.

Q: Can you put the money directly into my account?
A: YES! Village Realty can deposit directly into your account for no fee. Typically it takes one
business day for most banking institutions to show receipt of out owners distributions.

Q: Do I get to see the lease or sign it?
A: Our lease is no secret to our property owners. While you grant us the ability to sign the lease
on your behalf we are happy to provide a copy to you upon request.

Q: Do you sell real estate too?
A: For over 40 years we have been in the business of sales and property management. We are pleased
to assist our clients with real estate sales and bring years of expertise to the table to
better serve you.

Q: How and when do I get my checks?
A: You have the ability to receive your monthly proceeds by direct deposit into your checking or
savings account or by a traditional check. We usually distribute on the 12th of each month,
unless it falls on a weekend in which case it will be bumped to the 11th or 13th.

Q: How is rent collection handled?
A: Rent is due on the 1st. If the tenant does not pay within the first 5 days or make a payment
arrangement we begin our “soft collections” with phone calls, emails, and text messages. If the
rent remains unpaid on the day we pay the owners we move to “hard collections” we serve a 3-Day
notice to pay or deliver possession.

Q: How long of a lease do you sign?
A: Typically the initial lease period is 12 months. After the first lease we will allow the tenant
to renew for a shorter period or go month-to-month if they so desire but with increased rent.

Q: How much security deposit do you charge the tenant?
A: If the application comes back as approved with no conditions we will typically charge a deposit
equivalent to one month’s rent. We do reserve the right to ask for extra deposit or last
month’s rent if appropriate.

Q: How soon can you start managing my property?
A: Nearly immediately! Every property is different so give us a call and we can get the process
started.

Q: What type of properties do you manage?
A: We service all kinds: single family, multifamily, special use, commercial, and mobile home
parks.

Q: What type of reports do I get and how often?
A: Monthly accountings are sent with the proceeds check each month. At the end of the year you
will also receive a comprehensive accounting for the year along with your 1099-MISC to make
accounting a breeze.

Q: Who holds the tenant security deposit?
A: We take accountability very seriously. Once the tenant places the deposit it is not their
money, our money, or the owner’s money it is part of the contract. As such we place it in our
monitored escrow account until such a time as the the landlord/tenant relationship is
terminated.
